Operational Rules

General Operation

  1. The seller register into the system with the E-payment (Receipt) number received from the General Directorate of Land Registry and Cadastre and the ID information. Buyer approves the title deed information subject to sale on the screen.
  2. The buyer registers into the system with the E-payment (Receipt) number and ID information. Buyer approves the information of the title deed subject to purchase on the screen.
  3. The buyer and the seller enter their IBAN numbers into the system. The IBAN number entered into the system (due to identity and account checks) cannot be a joint account (it must be an account solely belonging to that person).
  4. Takasbank queries the ID information of the seller and the buyer in the Land Registry and Cadastre Information System (TAKBIS) using the E-payment (Receipt) number.
  5. Real Estate title deed information is queried by Takasbank in the Land Registry and Cadastre Information System (TAKBIS) using the E-payment (Receipt) number and displayed on the screen for the buyer and seller.
  6. Buyer and seller are notified by Takasbank via an SMS and e-mail (if specified while registering into the system) in order to send the sales amount and commission.
  7. The seller should send the fee to be transferred to Takasbank only from the account specified during registration into the system. The seller sends the fee to the Takasbank account with IBAN number TR33 0013 2000 0000 0000 0240 45 by writing their E-Payment (Receipt) number in the EFT explanation field. Otherwise, the transferred amount will be returned by Takasbank automatically via EFT.
  8. The buyer should send the fee and the purchase amount to be transferred to Takasbank only from the account specified during registration into the system. The buyer sends the fee to the Takasbank account with the IBAN number TR33 0013 2000 0000 0000 0240 45 by writing their E-Payment (Receipt) number in the EFT explanation field. Otherwise, the transferred amount will be returned by Takasbank automatically via EFT.
  9. Takasbank blocks the sales amount.
  10. Parties are notified via an SMS and e-mail (if specified during registration) that the sale amount is blocked and that it’s important to execute ownership transfer processes at the land registry subsequent to being sure that the sale amount is blocked by using the “Status Check” button on the www.taputakas.com.tr webpage.
  11. Takasbank queries the execution of the sale process from TAKBIS (execution of the sale registration process).
  12. When ownership transfer is executed in the Directorate of Land Registry (when registration process is executed), Takasbank sends the sale amount via EFT to the IBAN number specified by the seller.
  13. Parties are informed via SMS at every stage of these processes. If you specify your e-mail during registration, then notifications will also be sent via e-mail. All notification messages sent by Takasbank (SMS and e-mail) includes a “Tracking Verification Code”, and it is important to disregard any message that does not include the “Tracking Verification Code” or that is incorrect.

Editing/Deleting Registration

  1. Buyer and Seller can conduct cancellations or edits as long as there is no matching (matching of the amount entered into the system by the buyers and the sellers).
  2. The buyer and the seller, cannot conduct edits if money has been transferred by either party, regardless of matching (matching of the amount entered into the system by the buyers and the sellers).
  3. The buyer and seller can execute cancellations even if money has been transferred, as long as there is no matching (matching of the amount entered into the system by the buyers and the sellers). If a buyer who has already sent the sale amount conducts a cancellation, then the sale amount sent to Takasbank is returned to them automatically via EFT.
  4. Parties are informed via SMS at every stage of these processes. If you specify your e-mail during registration, then you will also receive notifications via e-mail. All notification messages sent by Takasbank (via SMS and e-mail) includes a “Tracking Verification Code”, and it is important to disregard any message that does not include the “Tracking Verification Code” or that is incorrect. . Returns that will be Transferred to Buyers If the Sale Process is not Finalized

  • If the sale amount was transferred by the Buyer to Takasbank before matching of records (matching based on the amount entered by the buyers and the sellers into the system) and the >fee is not transferred within three business days following the matching, then the transferred sale amount is returned to the Buyer IBAN account specified during registration into the system without any further notification.
  • If the sale amount was transferred by the Buyer to Takasbank after matching of records (matching based on the amount entered by the Buyers and the Sellers into the system) and the land registry fee is not transferred within three business days following the receipt of the first sale amount subsequent to the matching, the transferred sale amount is returned to the Buyer's IBAN account specified during registration into the system without any further notification.
  • Following the transfer of the land registry fee, if the purchase/sale process is ceased through cancellation at land registry, then the amount blocked by Takasbank is returned to the buyer IBAN account specified during registration into the system via EFT.
  • If the real estate title deed buy-sell transaction does not take place in the land registry within 29 calendar days despite the fee being transferred (if registration process is not executed) or the buy-sell transaction is not cancelled by the parties; then the transferred sale cost is returned to the Buyer IBAN account specified during registration into the system without any further notification on the 30th calendar day following the transfer of the land registry fee.
  • Parties are informed via SMS at every stage of these processes. If you specify your e-mail during registration, then you will also receive notifications via e-mail.
